To read, understand and interpret blueprints, drawings, floor plans, schedules, and manufacturer's operating and/or maintenance specifications as related to electrical, mechanical, plumping, HVAC and special equipment, building structures and finishes. To assist other crafts in performing maintenance, repair modification, replacement and installation on chiller and refrigeration units, electrical and mechanical components and supporting equipment located in the Central Plant buildings and in other outlying facilities on campus. To perform other duties and responsibilities as may be assigned or directed by Division management and supervision.
Essential Accountabilities:
- Performs routine operations and preventive maintenance on chiller and refrigeration units, plumbing components and supporting equipment to include: Assisting other crafts in performing preventive maintenance, repairs, modifications, replacements and installations on electronic, direct digital and pneumatic controls and devices for chillers, chiller components, refrigeration units and supporting equipment to include controls, meters, relays, sensors, switches, controllers, ATC's, transmitters, gauges, thermostats, and other similar devices.
- Assists other crafts in performing routine operations, and electrical and mechanical preventive maintenance on chillers, refrigeration units, chiller components and supporting equipment to include:
- Inspecting motor windings and testing amperage draws.
- Changing oil in gear boxes, purge compressors, etc.
- Lubricating electric motors to include compressors, pumps, cooling towers and other equipment.
- Pressure testing chillers, piping, and connections for leaks.
- Inspecting and replacing gears, bearings, missing fasteners, etc.
- Preparing equipment for annual inspections.
- Cleaning and reconditioning exterior equipment surfaces, purge drums, oil sumps and separators, float valves, cooling tower louvers, etc.
- Performing housekeeping and painting tasks in the Central Plan and mechanical equipment rooms.
- Monitoring refrigerant, oil, and lubricant levels, and adding or replacing when necessary.
- Lubricating fan and pump shaft bearings.
- Monitoring and inspecting for proper operation and recording results.
Work Schedule: Must be able to work a flexible work schedule (subject to change to meet the needs of the University).
Starting Pay Range: $17.95 - $20.67 (Commensurate with experience & qualifications)
Qualifications
High School diploma or GED and three (3) years of related experience. Experience in HVAC preferred.
Driving record should meet University underwriting guidelines to drive vehicle in performance of university business. Current underwriting guidelines include possession a valid driver's license, issued in the United States; at least 21 years of age; at least three years of driving experience; maintain an acceptable Motor Vehicle Record (MVR).

Possess the necessary physical requirements, with or without the aid of mechanical devices, to safely perform the duties and responsibilities of this position in a timely manner to include:
- Lifting and carrying a minimum of 50 pounds.
- Climbing stairs, ladders, and scaffolding, and working at heights above thirty (30) feet.
- Perform tasks requiring bending, stooping, kneeling, climbing, and walking significant distances between and within buildings on campus.
- Working within extreme temperature and humidity ranges with a variety of materials.
- Working in confined spaces.
