Job Description:
At Regions, the Credit Products Real Estate Asset Management and Surveillance Manager is responsible for managing a team of Portfolio Analysts and Asset Managers while serving as the Chief Asset Manager for an agency. This team oversees the performance of loans and their respective properties, servicing a variety of agency products such as Fannie Mae, Freddie Mac, and CMBS. This group provides client-specific off-balance sheet financing solutions through its various Agency Products – Fannie Mae, Freddie Mac, and HUD.
The Credit Products Real Estate Asset Management and Surveillance Manager leads a team of Portfolio Analysts and Asset Managers, overseeing the performance of complex commercial real estate loan portfolios. This role requires advanced expertise in loan servicing, risk management, and regulatory compliance, as well as strong leadership skills to drive team efficiency and strategic initiatives. The Director serves as the primary decision-maker for servicing matters and acts as a key liaison with agencies, borrowers, investors, and legal counsel.
Primary Responsibilities
- Leads and manages a team of Portfolio Analysts and Asset Managers, ensuring high performance and adherence to servicing standards
- Oversees special projects and reporting initiatives to improve operational efficiency
- Conducts periodic risk ratings and valuations of securitized and non-securitized loans; develops and presents ongoing updates
- Serves as primary contact for corresponding agency and, when applicable, acts as Chief Asset Manager or Chief Servicing Officer
- Interacts frequently with borrowers, investors, master and special servicers, and legal counsel to resolve complex asset issues
- Provides guidance to portfolio analysts and asset managers on borrower requests, including assumptions, lease reviews, operating management changes, and borrower structure changes
- Offers insight and solutions for multifaceted situations requiring deep industry knowledge
- Monitors and ensures quality and effectiveness of surveillance and asset management processes
- Identifies and implements process improvements proactively to enhance team efficiency and performance
- Reviews and approves loan downgrades and servicing decisions on assumptions, property changes, and borrower requests
- Identifies and mitigates risks associated with large or complex portfolios
- Participates in on-going audits and rating agency reviews to ensure compliance and maintain servicing standards
This position is exempt from timekeeping requirements under the Fair Labor Standards Act and is not eligible for overtime pay.
This position is incentive eligible.
Requirements
- Bachelor’s degree
- Ten (10) years of commercial real estate surveillance and asset management experience, preferably with agency experience
Preferences
- Prior experience serving as Chief Asset Manager, Chief Servicing Officer, or Chief Underwriter for an agency
Skills and Competencies
- Advanced understanding of all aspects of loan servicing and asset management functions
- Excellent written and verbal communication skills
- Exceptional interpersonal skills with the ability to interact across all levels of management
- Highly organized with attention to detail; able to manage multiple projects under pressure
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint)
- Proven ability to coach, mentor, and develop high-performing teams

Pay ranges are job specific and are provided as a point-of-market reference for compensation decisions. Other factors which directly impact pay for individual associates include: experience, skills, knowledge, contribution, job location and, most importantly, performance in the job role. As these factors vary by individuals, pay will also vary among individual associates within the same job.
The target information listed below is based on the Metropolitan Statistical Area Market Range for where the position is located and level of the position.
